Eligibility is the first step
Your Certificate of Eligibility confirms your benefit. It is not a mortgage approval. Income, credit, entitlement, occupancy, and the property's appraisal still need review.

Zero down, no monthly mortgage insurance, and a funding fee that may not apply to you at all. We'll pull your Certificate of Eligibility, check your remaining entitlement, and show the numbers side by side with a conventional loan before you commit to anything.

Certificate of Eligibility

DD-214 for veterans, a statement of service signed by your command for active duty, or NGB-22 for Guard and Reserve. Send us what you have and we'll tell you if it's enough.
In most cases we can pull your Certificate of Eligibility electronically through the VA's automated system in minutes. You don't file anything.
The COE shows your remaining entitlement and whether a prior VA loan is still tying it up. That number decides your zero-down ceiling.
If entitlement is held by a previous property, there are paths to restore it. We'll tell you which one fits and file the paperwork.
IRRRL streamline
An Interest Rate Reduction Refinance Loan usually skips the appraisal and the income documentation. If the drop clears your break-even, we'll show you the math. If it doesn't, we'll tell you to wait.
