Buying a home in Fort Collins
Fort Collins is the largest city in Larimer County, and Colorado State University sets a lot of its rhythm. Neighborhoods closest to campus and Old Town see steady demand from university staff, graduate students, and investors, while families often look south toward Harmony Road and the newer areas east of I-25.
The housing split is fairly clear. Around Old Town you find older bungalows, Victorians, and mid-century homes with character and mature trees, along with the inspection items that come with age. Farther out, newer subdivisions bring modern floor plans along with HOA dues and, in many cases, metro district taxes. A newer home can carry a noticeably different property tax bill than an older home at the same price, so we price the exact address, not the neighborhood average.
Fort Collins also has its own occupancy rules for unrelated adults living together, which matters if you plan to rent rooms to help with the payment. Check the city's current rules before counting on that income.
We lend across Larimer County from our Denver office, and we coordinate with Northern Colorado agents, inspectors, and title companies so your file moves on schedule even from a distance. If you are comparing Fort Collins with Loveland, Windsor, or Timnath, we can price the same budget in each.
- Near Old Town: Expect older homes, so plan for a thorough inspection and sewer scope.
- Newer subdivisions: Ask for HOA documents and metro district tax details.
- Assistance: The city refers buyers to CHFA, metroDPA, and other regional programs.
