The Binger Team at Alloy Mortgage is a mortgage broker based in southeast Denver, powered by IMB, LLC. Instead of offering one bank's menu, we compare loan options from more than 70 wholesale mortgage lenders and help you choose the one that fits your goals.

If you have only ever gotten a mortgage from a bank, the broker model can feel unfamiliar. This page explains how it works, how we are paid, and what to expect from first call to closing.

What a mortgage broker does

A mortgage broker is a licensed professional who works between you and the lenders who fund home loans. We take your application once, review your income, assets, and credit, and then shop your scenario with wholesale lenders to find the best fit. We manage the file from pre-approval to closing, and the lender funds the loan.

Think of it like an independent insurance agent. Rather than selling one company's products, we compare several and recommend the one that works best for you.

Broker vs. bank vs. retail lender

All three can get you a mortgage. The difference is how many options you see.

How wholesale lending works

Wholesale lenders do not usually work with consumers directly. They offer their loans through mortgage brokers, which keeps their overhead lean. Brokers get access to wholesale pricing, and lenders compete for the broker's business on terms, rates, fees, and turn times.

Through the IMB network, we have access to more than 70 wholesale mortgage lenders. Some are strong on FHA and VA, some on jumbo or condos, and some on self-employed or investor loans. Matching your file to the right lender is the job.

Why shopping 70+ lenders can help

Mortgage pricing is not the same everywhere. Lenders weigh credit, property type, and loan size differently, and one lender's guidelines can be another's deal-breaker. Comparing many lenders gives us more chances to find better-than-market interest rates, fair and competitive fees, and terms that fit.

There are no guarantees. Every loan depends on your credit, income, property, and the market on the day you lock. What shopping does is give you real choices to compare.

How broker compensation works

Brokers are paid in one of two ways on each loan: by the lender or by the borrower, never both. Federal rules require that compensation be disclosed, and it appears on your Loan Estimate and Closing Disclosure so you can see it before you commit.

Ask us any question about compensation. We will walk through your Loan Estimate line by line.
